LANDLORD FIRE PREVENTION RESPONSIBILITIES

As a landlord, have you ever wondered what smoke alarms, carbon monoxide detectors or fire systems you must provide within your rented property? See advise below requirements:

Flat or house

Interconnected systems of long life mains smoke alarms throughout the property. Carbon monoxide alarms present in all high-risk rooms.

House in multiple occupation (HMO) 1 or 2 story. Individual floor area of no more than 200sqm

An appropriate mains powered interconnected smoke alarm system. Carbon monoxide alarms present in all high-risk rooms.

House in Multiple Occupation (HMO) – 3 stories or higher

An appropriate Fire alarm system with a central panel. CO Alarms present in all high risk rooms.

Maintenance and service

It is essential that fire alarm systems are subject to periodic inspections and servicing. This can identify faults and ensure preventive measures can be put in place for continued reliability of the system.

Only a competent person with specialist knowledge of fire detection systems, should carry out periodic inspections and servicing. The period between successive inspection and servicing visits should not exceed six months. If this recommendation is not implemented, it should be considered that the system is no longer compliant with this part of BS 5839:2017

Maintenance and emergency call-out services are available for any of our fire installation. We can also look to take over maintenance of an existing fire alarm systems, subject to survey.
