As a NICEIC registered approved contractor, we are assessed on a regular basis to ensure our electricians competence and high standards of workmanship are in line with relevant technical and safety standards. Also, being part the Building Regulations Scheme, AM Electrical Engineers Ltd are authorised to self-certify their work to local building control authorities. This saves our clients both time and money when undertaking work that requires notification under the Building Regulations.
ELECTRICAL REGULATIONS FOR LANDLORDS & ELECTRICAL COMPLIANCE
As landlords you have a legal duty to ensure your rental properties and any electrical equipment provided are in a safe condition and electrically sound before a tenancy begins as well as throughout its duration.
The Landlord and Tenant Act 1985 is the main legislation in England and Wales which requires every electrical installation in a rental property to comply with the following:
- Electrical installations in rental properties are safe when tenants move in and maintained in a safe condition throughout its duration.
- The act states a landlord will keep the electrical installation of such properties in repair and proper working order.
- The landlord cannot make the tenant responsible for these repairs.
- Recommendation is that landlords have a full electrical inspection & test completed by and NICEIC or ELECSA electrician at least every 5 years or each change of occupancy.
- All electrical work must comply with Part P of the building regulations and be certified
- A house in multiple occupation (HMO) has a periodic inspection carried out on the property every five years.
- Appliances provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law)
- A landlord is also responsible for the communal areas of a house, block of flats, or an estate that residents use in common with other tenants
Under the new requirements landlords are required to carry out a fixed wiring Electrical Installation Condition Report (EICR). These are carried out at least every five years or change of use/occupancy.
